Repainting a commercial property is maintenance, not decoration

It is the first thing a customer reads

People form an opinion of a business in the parking lot, before anyone says a word to them. Faded siding and peeling trim say something about how the place is run, fairly or not.

Paint is protection, not decoration

Coatings seal wood siding, trim and masonry against weather. Once that seal fails the damage stops being cosmetic and starts being carpentry, which costs considerably more than a repaint would have.

A building in visibly good condition holds its value and its tenants. Deferred painting is deferred maintenance, and it compounds.

How a commercial job runs

  1. We walk the property with you

    We look at the whole site, note what is failing and why, and ask how the space is used and when.

  2. You get the proposal in writing, by area

    Broken out by area so you can approve part of it, phase it across budget years, or take something out.

  3. We agree the schedule around your operating hours

    Tell us when the space has to be usable and when it does not. We will tell you honestly what that does to the timeline and the price.

  4. Everything gets protected first

    Furnishings, equipment, flooring and fixtures are covered before any lid comes off. Most clients move what they can, and we protect the rest in place.

  5. Prep, prime, then coat

    Washing, scraping, patching and caulking come first. On a commercial exterior the prep is the difference between a repaint that lasts and one you redo in four years.

  6. The crew walks it, then your crew leader walks it with you

    The crew goes through the space first and fixes what they find. Then your crew leader walks it with you and we correct whatever you flag.

Questions we get asked

Can you work outside our business hours?

Tell us the hours the space has to stay usable and we will build the schedule around them. Evening and weekend work changes the price, so we would rather talk about it up front than surprise you.

Do you carry insurance certificates?

Yes. We are licensed and fully insured, and we will send a certificate made out to your property manager, landlord or corporate office before we start.

Can you phase the work across budget years?

Yes. That is why the proposal is itemised by area. Approve what this year's budget covers and we will hold the pricing structure for the rest.

How disruptive is it?

We seal off work areas, protect everything that stays, and clean up at the end of every day rather than at the end of the job.

Do you handle exteriors as well as interiors?

Both. Exterior commercial work is mostly about protection and prep, and we will tell you honestly if a surface needs repair before it needs paint.

What size job do you take?

Anything from a single suite to a full building. Our minimum is $900.
